The new property assessment was taken before the financial market collapsed.Property values in ward 19 have changed and may affect the value of your property. You may be wise to reconsider the assessment and apply for a reconsideration. www.mpac.ca enquiry@mpac.ca 1-866-296-6722 5255 Yonge Street, 4th floor, North York
You have until March 31 2009 to file so be sure to not miss this deadline. It may be wise to remember that MPAC uses other properties to compare against your own. This is a problem if even one property remains at a higher value and is used to compare prices. So it would be prudent if everyone reviewed their assessed value. Property tax is charged according to this value. The proposed 4% municipal hike only counts if their is no increased value on your property, however if the value of your property increased by assessment then that extra amount will be taxed so your tax bill will be proportionately higher. Of course the local Toronto government would prefer to have increased taxes to cover the financial situation and crisis that they are facing as well as covering higher spending and new hiring.
Our watermain system is deteriorating. It is very important that each homeowner get a lead test kit from toronto waterworks. If it is found that high levels of lead are present the water feed to the property should be replaced. The cost is covered by the city up to the property line however the remaining feed to the property must be paid by the property owner. This can be costly and property owners should investigate and get estimates as to the cost "before" the work is done. I would prefer that the city cover this cost up to the water meter.
Geothermal energy
The use of geothermal energy or ground source heating is worth considering as an energy source for use in Toronto. Although the initial costs are higher than the usual choices, the payback in enrgy costs are worth the investment.Hopefully in the near future this energy system will be permitted to be installed within the Toronto city limits.
Garbage Strike
Even though Joe Pantalone promised that a temporary dump at Christie Pits would not be opened it did open to the protest of residents.I tried to stop the spraying of pesticides. Considering this is a park the dumping of Kitchen "wet waste" should never have been allowed. This type of garbage caused a hazardous condition and the medical office of health under the direction of Mayor Miller ordered the use of pesticides. I along with others protested. The City of Toronto then obtained an injunction from the Superior court to allow the spraying. A private company then sprayed a 36% premethrin solution to the garbage in the dump area. Unfortunately signs as required by environmental laws weren't posted. But instead a letter detailing the pesticide was displayed nearby.
